Preparing for your Photo Session

Selling a home can be an overwhelming process and preparing for the photoshoot can be one of the most exhausting aspects. You want to ensure your home is shown in the best condition and to standout above the competition when publicly going on the market. Ease your stress by following our checklist for home preparation. These steps will ensure your home is in the best possible condition for the photoshoot. Get started on this process early, it may take more time than you think!

EXTERIOR

  • Sweep walkways

  • Pick up leaves and yard debris

  • Mow yard and refresh mulch

  • Put outdoor toys, bicycles away

  • Store seasonal decor

  • Put away garden tools & supplies

  • Remove hoses

  • Arrange patio/deck furniture

  • Clean pool area

  • Hide garbage cans

KITCHEN

  • Clear and Clean counters and sinks

  • Clear magnets/photos and items on top of refrigerator

  • Store food in cabinets

  • Store small appliances

  • Hide dish soap, sponges, etc.

  • Hide trash cans

DINING ROOM

  • Straighten table and chairs

  • Add centerpiece, candles

  • Set table for dinner

  • Add flowers

LIVING AREAS

  • Hide personal items

  • Hide family photos

  • Hide remotes, shoes, clothing, etc.

  • Neatly fold blankets and straighten pillows

BEDROOMS

  • Make beds

  • Arrange decorative pillows

  • Hide personal items & family photos

  • Put away clothes, shoes

  • Clean surfaces of clutter (clocks and lamps are OK)

BATHROOMS

  • Clean and clear counters and sinks

  • Clean showers and tubs

  • Remove personal items from showers and tubs

  • Remove or clean floor mats

  • Clean all glass doors and mirrors

  • Hang fresh towels and fold neatly

GENERAL AREA/ALL AREAS

  • Hide all personal photos and items

  • Hide all pet items, toys, littler boxes, etc.

  • Replace burned out light bulbs

  • Ensure light bulbs in the same fixtures are the same color temperature

  • Remove visible clutter

  • Empty waste baskets

FINAL PREP

  • Clear vehicles from driveway and front of home

  • Clear vehicles from property (for aerial photography)

  • Turn on all interior lights

  • Turn off ceiling fans

  • Turn off electronics (TV’s, computers, etc.)

  • Open blinds

  • Contain pets or remove from property
